Check the structure, not just the covering
The survey should assess rafters or purlins, spans, connections, corrosion, rot, leaks and remaining roof life. Panels and racking add weight; wind uplift and local typhoon exposure can govern the fixing design. A photograph or roof-area calculation cannot certify sturdiness.
Repair or replace a failing roof before installing solar. Later reroofing may require paid removal and reinstallation of the array. Structural suitability and required strengthening must be confirmed by a qualified professional.
Different roofs need different attachments
| Roof covering | What the installer should check |
|---|---|
| Corrugated or ribbed metal | Profile, sheet condition, underlying purlins, compatible fasteners and properly sealed penetrations. Thin sheet alone is not a structural anchor. |
| Standing-seam metal | An approved seam clamp may avoid penetrations, but compatibility and tested seam strength still need checking. |
| Clay or concrete tile | Tile profile, battens, rafter location and hook clearance. Flat, S and W tiles may need different hooks, flashings or replacement-tile mounts. |
| Concrete roof deck | Waterproofing, drainage and designed anchoring or ballast. Confirm structural loading and wind resistance before choosing a system. |
Steeper roofs and fragile tiles need more preparation
Steep slopes make safe access, fall protection, material handling and maintenance more difficult. Tile can be brittle or already cracked; tiles may need lifting, approved modification or replacement around mounts. Hook geometry and clearance must keep mounting loads off unsupported tile surfaces.
Before installation, identify the tile maker/profile and source matching spare tiles or an approved replacement solution. Older or discontinued tiles can be difficult to source, and colors may not match. Agree who supplies spares, who pays for pre-existing damage or accidental breakage, and how leaks and workmanship claims are handled.
- Record existing damage with photos before work starts.
- Confirm access, roof pitch, attachment design and flashing details in the survey.
- Include spare-tile availability, repair allowances and exclusions in the approved scope.
- Use trained installers; do not climb onto a roof to check or clean it yourself.
